The Challenge
The homeowners needed more space for a growing family, but moving was not an option they wanted to consider. Their lot left no room to build out, so the only realistic direction was up. The attached garage was the natural place to add square footage, but building on top of it came with real challenges.
The existing garage walls and foundation had never been designed to carry a second story, so the structure had to be evaluated and reinforced before framing could begin. The new roofline also had to tie cleanly into the original house to prevent leaks and avoid the look of an obvious add-on.
On top of that, the family continued living in the home throughout construction. The work needed to stay organized, safe, and weathertight at every stage so daily life could carry on with as little disruption as possible.

• Structural Evaluation and Reinforcement: We assessed the garage walls, headers, and foundation, then reinforced the structure to safely support the new second level.
• Framing and Roof Tie-In: The new floor, walls, and roof were framed to align with the existing house, and the new roof was carefully integrated into the original roofline to keep the home watertight.
• Weather Protection During Construction: The work area was sheathed, wrapped, and dried in quickly so the home and the family inside stayed protected throughout the build.
• Matching Exterior Finishes: Siding, trim, windows, and shingles were selected to match the original home so the addition blends in naturally from the street.
• Complete Interior Build-Out: Electrical, plumbing, HVAC, insulation, drywall, flooring, and paint were completed to deliver finished, move-in-ready rooms.
By coordinating permits, inspections, and trades under one roof, we kept the project on schedule and kept the homeowners informed at every step.
